Kosovo has become one of Europe's most cost-effective nearshore bases — a flat 10% corporate tax, 0% dividend withholding, euro invoicing and a young, English- and German-speaking workforce — and foreign employers from the UK, Germany, the US and across the EU are arriving accordingly. Yet the move repeatedly stalls at the same point: a company can be registered in days, but turning that registration into an operational office, with a bank account and a finished workspace, typically takes a further four to five weeks. Artana is built to remove that final stretch.

Artana's centre offers fully fitted private offices and coworking space, delivered furnished and connected, with staffed reception, meeting rooms and a registered business address. The model is designed for same-week occupancy: a foreign employer can register its company, open its bank account and move a team into a finished office on the same timeline, rather than running an office build in parallel with hiring.
The location is deliberate. The Dukagjini Centre, developed by the Dukagjini Group, is a mixed-use complex anchored by the 22-storey Dukagjini Tower — the tallest business-dedicated building in Kosovo — at the main entrance to the capital. Artana occupies the second floor, among an established community of professional-services firms, with staffed reception, modern lifts, three levels of underground parking and cafés on the lower floors. The complex also houses the campus of UBT College and its roughly 3,000 students, giving tenants a graduate hiring pool within the same building — a practical advantage for companies expecting to scale a local team.
Artana enters a market with real demand and limited dedicated supply.
