Services

The work, and what it costs

We start by discussing where you believe the work belongs. Then we help you build a team in Pristina, train them on your systems beside you, and get them running, saving you costs and helping you scale quickly.

The work

Four areas, and we run all four.

01

Tenancy administration

From let agreed to move-in, and through every renewal after it.

  • Applications and referencing, chased to a decision
  • Renewals, rent increases on notice, and the end of a tenancy

02

Client accounting and arrears

The rent cycle and the service charge cycle, prepared and reconciled daily. We prepare; your signatory releases.

  • Daily rent runs, receipting and reconciliation
  • Arrears chased politely, documented fully, escalated exactly when the procedure says

03

Compliance and major works

The diary that never stops, kept by property and by building, and never allowed to lapse.

  • Gas, electrical, energy, fire, water and licensing, tracked to renewal
  • Section 20 consultation, from notice of intention to notice of reasons

04

Maintenance, calls and appointments

The front of the house: the telephone answered in your name, and the job seen through to the invoice.

  • Jobs raised, contractors instructed and chased to completion
  • Calls answered in your name, including outside office hours where the volume warrants it

Our people

Two kinds of person, and you mix them.

Both are recruited to your brief and work inside your systems, named and yours to interview first.

Administrator

from £1,295

per person per month, all-inclusive

The generalist. Takes the calls, works the queue, and does whatever the desk needs doing that day.

  • Inbound and outbound calls, answered in your name
  • Maintenance jobs raised and contractors chased
  • Tenancy paperwork, referencing and move-ins
  • Certificates tracked and renewed before they lapse

Team Executive

from £1,695

per person per month, all-inclusive

Runs the agents on your account, owns the portfolio, and reports back to you by name.

  • Oversees the administrators on your account and monitors their progress
  • Owns the portfolio and answers for it
  • A written report every week, and your standing point of contact
  • Service levels agreed in writing and measured against

For comparison, a British administrator costs around £3,200 a month, fully loaded.

How a team is built

Mixed to the operation, not sold as a package.

You are building an operation, not hiring a single person. The mix is set in the assessment and grown on evidence, not fixed by a contract.

1 Team Executive to every 9 Administrators. We recommend a 10-person team to start, as a pilot.

How an engagement begins

Engagements take shape over months, not a form. The shape is always the same four steps.

  1. 1

A conversation. Tell us how your operation runs today. A partner takes the call, no obligation.

  2. 2

An assessment. We study the work and come back with a written view: what travels, and what should not.

  3. 3

A pilot. A small team runs the agreed work in parallel, inside your systems. Judged on evidence, not on our account of it.

  4. 4

A partnership. The operation grows on results, reviewed with a partner at a standing meeting.

What changes for your team

Nothing in the software, nothing in the procedure, and nothing in the tone your landlords and leaseholders hear. What changes is that the queue is clear at the end of the day, the compliance register has no red on it, and somebody is awake when the office is not.

Governance

The questions we are asked first

Every answer here is a position taken elsewhere on this site; they are gathered because a board reads this page before it reads anything else. The fuller account of data and access is on the legal and data page.

Through accounts you issue, under your access policy, on hardware agreed in the engagement letter. Nothing is copied out of your systems, and access can be withdrawn by you in one action, without notice and without penalty.
